Not necessarily. For the walk-around and assessment, it's great if you can be there so we can talk through findings in person - but we work with absentee owners regularly. We can do the assessment without you and send you the full report with photos. For the mitigation work itself, you don't need to be present. We document everything and you'll receive the completed WRAP with before and after photos when the work is done.

For residential properties, the assessment itself takes one to two hours depending on property size and complexity. For mitigation work, most residential properties take one to five days depending on the scope - a small in-town lot with light thinning might be a day, while a larger wooded property with heavy fuel loading could take a full week. Your WRAP report includes a recommended timeline so you know what to expect before work begins.

No. We thin selectively, not clear-cut. We prioritize keeping healthy, fire-resistant trees like aspen, maintain spacing that looks natural, and focus on removing the vegetation that actually creates risk - dead trees, ladder fuels, dense understory, ground juniper. Most clients are surprised at how good their property looks after mitigation. You can see more of the views, the remaining trees are healthier, and the forest looks like a forest - just a well-managed one.

All slash is hauled off-site to the Gunnison County tree dump, where it's processed into Gunni Gold premium compost. Nothing is left on your property and nothing goes to waste.

We recommend an annual re-assessment. Vegetation grows back, needles accumulate, trees drop branches, and conditions change. An annual check catches regrowth and new issues before they become problems, and it keeps your documentation current for your insurer. The maintenance visit after the initial mitigation is typically much lighter and less expensive than the first round of work.

The walk-around is a casual, no-obligation visit where we look at your property together, point out the main concerns, and give you a general idea of what's involved. It usually takes about 30 minutes. The assessment is a thorough, zone-by-zone evaluation of your entire property and structure that produces your WRAP report - a formal document with certification status, detailed findings, a prioritized action plan with cost estimates, and the documentation your insurer needs. The assessment is a paid service. If you move forward with mitigation work, the assessment fee is credited toward the job.
